How to spot a real off-market deal in a sea of posts
Five quick checks that separate real off-market opportunities from retail listings, recycled posts and noise.
Every day thousands of property posts appear in public groups and forums. Most of them are not deals: they are retail listings, agents fishing for buyers, or the same house posted for the fifth time. A few are real off-market opportunities. Here is how to tell them apart quickly.
1. There is a real price, not "DM for details"
A seller or wholesaler with a real deal usually states an asking price. Posts that hide every number are often lead magnets. A price lets you check the deal in minutes instead of starting a long conversation.
2. The numbers make sense together
Look at the asking price next to the ARV (after-repair value) and the rehab estimate. A common rule of thumb is that asking price plus rehab should sit well below the ARV, so there is room for costs and profit. If the post claims a $300k ARV on a street where nothing sells above $200k, be careful.
3. You can identify the property
A city, ZIP code or street name means you can pull comps, check the tax record and look at the house on a map. Vague locations like "great area, North side" make verification impossible.
4. It is not a retail listing in disguise
Phrases such as "just listed", "open house this Sunday" or an MLS number usually mean the property is already on the open market. That can still be a good buy, but it is not off-market and everyone else sees it too.
5. It is fresh and not a repost
Good deals move in days. Check when the post went up and whether the same text appeared before with a different price. Old or recycled posts waste your time.
The short checklist
- Asking price stated
- ARV and rehab roughly add up
- Location you can verify
- No MLS or "just listed" language
- Posted recently, not a repost
